Tenant Find Only
75% plus VAT (90%) on one month’s rent, charged at the outset. Minimum charge of £550 plus VAT (£660)
Includes:
- Finding a tenant
- Carrying out accompanied viewings
- Marketing the property and advertise on the relevant portals
- Providing tenant with method of payment
- Collect your 1st months rent along with the 5 weeks rental income as a deposit
- The rent and deposit will be transferred into your bank account less our fees on or just after the date the tenants move in.
- We arrange a suitable time for the landlord and tenants to meet
Set up charge:
For all tenant find only agreements, this charge is due prior to the commencement of referencing. £200 plus VAT (£220)
- Comprehensive tenant referencing for two tenants
- Additional Tenant and/or Guarantor Referencing Fees: £40 plus VAT per tenant
- Right to Rent checks
- Prescribed information and documentation
- Preparation of the tenancy agreement 6 or 12 months
- Inventory will be included and arranged (subject to the size of the property)
Amendments:
- Should any amendments be required after the tenancy has begun the cost is £100 plus VAT (£120)
Full Management
14% of the rent plus VAT (16.8%) on each calendar months rental income.
Includes:
- Finding a tenant
- Carrying out accompanied viewings
- Marketing the property and advertise on relevant portals
- Ensuring the landlord complies with their statutory obligations
- Collecting and remit the rent received
- Pursuing non-payment of rent and provide advice on rent arrears actions
- Deducting commission and other works
- Arranging routine repairs and instruct approved contractors
- Undertaking three property visits per annum and notify landlord of the outcome
- Holding keys throughout the tenancy term
- Deposit dilapidation negotiations
Set up charge:
For all fully managed agreements, this charge is due prior to the commencement of referencing. £350 plus VAT (£420)
